The Annual General Meeting of the Owner’s Association Akdeniz-5 will be held on 23 April 2025. If there is no majority than meeting will be held on 30 April 2025.Proposals for the agenda can be sent to Panorama Homes (info@panoramahomesnet.com) no later than 15 March 2025. The final agenda will be published a few weeks before the annual meeting.The ordinary annual General Meeting can only be conducted as scheduled if the majority of owners are represented. The First-rate communal fee for 2025 is 10.000 TL per apartment to be paid end of 31 January 2025. The other installments amounts will be decided at the general assembly to be held in April 2025.

From now on, Mr. Gürkan will take his day off on Mondays instead of Sundays. Therefore, he will be working on Sundays.

Dear Owners

I hope this letter finds you well. As part of our ongoing efforts to enhance communication and community engagement, we are pleased to inform you of an upcoming visits to the poolside garden at Akdeniz.5 complex.

On Mondays during the first week of each month, between 12:00 PM and 1:00 PM, a designated colleague will be available at the poolside garden to collect communal fee payments and listen to any wishes or concerns you may have regarding your community.

However, since this application will be for the first time this month, we will especially come on 28 May Tuesday for this month. Then, we will continue to come routinely on Mondays during the first week of each month.

The purpose of this visit is to provide a convenient opportunity for residents to submit their communal fee payments in cash, if they have not already paid yet, while also offering a platform for open communication and feedback. Your input is invaluable to us, and we encourage you to take advantage of this opportunity to share your thoughts and ideas.

Please find attached the ordinary General Assembly meeting financial report and budget, power of attorney guideline, and agenda of Akdeniz-5 which will be held on 22.04.2024. at 10:00 o’clock.

 If the required number of owners can not be reached in this meeting the second meeting will be held on 29.04.2024 at the same time and same place without calling the participants.

TOURISM-RELATED RENTING PERMIT DOCUMENT

WHAT IS A TOURISM-RELATED RENTING PERMIT DOCUMENT?
A document issued by the Ministry of Culture and Tourism or provincial directorates of culture and tourism, granting permission to property owners to renting their residences for a maximum period of one hundred days.
APPLICATION PROCESS:
Applications for those already engaged in activities within the period until February 1, 2024, are concluded within three months. For those intending to commence activities after January 1, 2024, the processing time is 30 days. Severe administrative fines are imposed on those operating without the required document.
APPLICATION LOCATION AND METHOD:
Applications are exclusively submitted through the e-Devlet system to the Ministry of Culture and Tourism. Manual or postal applications are not accepted.
INDIVIDUAL HOUSES (VILLAS):
1) Copy of the Republic of Turkey identity card; if foreigner, a copy of the passport.
2) if there is no signature in the identity document or passport, notarized signature declaration
3) Current title (tapu) deed.
4) In case of joint ownership of the residence:
a)For shared ownership, the documents mentioned in the clauses above, and signed statements of approval from the owners granting consent to the application in a manner that ensures the majority, along with a written declaration from all owners.
b) In case of joint ownership, the documents mentioned in the clauses above, and signed statements of approval from all owners, along with a written declaration from all owners.
5) In case of a power of attorney application, in addition to the documents mentioned above, a notarized power of attorney example prepared by the lessor or authorized representatives.
6) For independent units without condominium (kat mülkiyeti) or property ownership (kat irtifakı) in the title deed, a building registration document arranged as a residence.
BUILDINGS WITH MULTIPLE INDEPENDENT UNITS (RESIDENCES-APARTMENTS):
1) Copy of the Republic of Turkey identity card; if foreigner, a copy of the passport.
2) if there is no signature in the identity document or passport, notarized signature declaration
3) Current title (tapu) deed.
4)  In case of joint ownership of the residence(apartments):
 a) For shared ownership, the documents mentioned in the above clauses, and signed statements of approval from the owners granting consent to the application in a manner that ensures the majority.
b) In case of joint ownership, the documents mentioned in the above clauses, and signed statements of approval from all owners.
5) Notarized copy of the decision unanimously taken by the apartment owners of the building where the independent unit is located, stating that tourism leasing activity is considered appropriate.
6) In addition, if the building subject to the application is part of residential complexes with multiple independent units, a notarized copy of the decision unanimously taken by all apartment owners.
7) In case of a power of attorney application, in addition to the documents mentioned above, a notarized power of attorney example prepared by the lessor or authorized representatives.
